Request a copy of your By-Laws
Depending on when your Strata Scheme was registered will determine the specific set of by-laws applicable to your Strata Plan.
Aside from the standard by-laws as stated above, your Scheme may also have Special by-laws registered for items such as Exclusive Use of a part of Common Property for the purpose of installing a split system air conditioning system and/or the likes.

Book a Section 182 Strata Search

Fees and charges associated with a section 182 strata search are that of statutory costs under Schedule 4 of the Strata Schemes Management Regulations 2016 as follows;
Individual searches: $34.10 statutory fee as per Strata Schemes Management Regulation 2016, Schedule 4, $17.60 for each half-hour or part of half-hour after the first hour of inspection, plus disbursements.
Please be advised that under the Strata Schemes Management Act 2015, should you wish to arrange a section 182 strata search, you are required to provide a letter of authorisation from the vendor’s solicitor and/or the managing agent acting on behalf of the vendor.
PLEASE NOTE: If you are unable to provide the letter of authority, we cannot book in your inspection, bookings must also be scheduled 24 hours prior to the booking.

Request a Section 184 Certificate
Fees and charges associated with a section 184 certificate are that of statutory costs under Schedule 4 of the Strata Schemes Management Regulation 2016 as follows;
Initial Section 184 Request:
$119.90 per request and an additional $59.40 for a further certificate for a lot comprising a garage, parking space or storeroom that services the lot the subject of the first certificate.
Section 184 Updates;
$103.40 and an additional $51.70 for a further certificate for a lot comprising a garage, parking space or storeroom that services the lot the subject of the first certificate.

Why have my levies increased?
Administrative and Sinking Fund levy contributions are determined at Annual General Meeting by financial owners present in person or via proxy. Quarterly levy contributions are generally increased due to the increase in the overall running expenses of the owners corporation. It is for this reason we encourage each and every owner to attend to their respective Annual General Meetings so that you have an opportunity to have your say and help determine the levies for the fourth coming financial year.
